An Upside Down Getaway In Montauk NY

Location: Montauk, NY Price: $6,495,000
To maximize ocean views, the current owners built this modern home with the living spaces on the second floor—Emily Nonko

Rosemary and John Scollan are longtime Hamptons, N.Y., residents who work professionally in home design and construction. The couple purchased this half-acre property in Montauk in 2013 for $970,000. They tore down a 1940s cottage on site and spent 1½ years building a new house. Ms. Scollan, age 61, handled the interior design of the home while Mr. Scollan, age 62, built it. ’We wanted to keep this home for at least two years to enjoy it,’ Ms. Scollan says.HALSTEAD EAST HAMPTON, LLC

‘We wanted to do something more upscale and modern, to bring a little bit of ”oomph” into the neighborhood,’ Ms. Scollan says. She says they spent millions of dollars on construction.HALSTEAD EAST HAMPTON, LLC

Ms. Scollan hired New York-based architect John Berg. ‘Because modern-style housing is a very expensive build,’ says Ms. Scollan, ’we wanted the house to be easily maintained and economical as well.’HALSTEAD EAST HAMPTON, LLC

With the goal of getting as much view of the ocean as possible, the couple envisioned a lofty, open living space. Ms. Scollan calls it ‘upside-down living,’ in which the main living spaces are on the second floor and the bedrooms are below.HALSTEAD EAST HAMPTON, LLC

Metal tension rods, which hold the 20-foot-long ceiling together, also serve as a decorative element. The ceiling has shiplap paneling and suspension lighting.HALSTEAD EAST HAMPTON, LLC

The home has solar panels and a Tesla electric-car charging station in the garage. (The electric bills are no more than $150 a month, according to Ms. Scollan.) The thermostats, security cameras, front gate, sound system and lighting are regulated by a smartphone.HALSTEAD EAST HAMPTON, LLC

Wood and sand-blasted marble decorate the kitchen. The wood integrated into the countertop is Italian poplar. Cherry-wood cabinets are stained with an iridescent finish, ‘which has a lot of dimension,’ Ms. Scollan says.HALSTEAD EAST HAMPTON, LLC

Though the home is a block from a private beach, the couple has come to particularly enjoy winters here. ‘It’s very cozy upstairs, with radiant-floor heat and a gas fireplace that does a good job heating the room,’ Ms. Scollan says.HALSTEAD EAST HAMPTON, LLC

The only bedroom located upstairs is the master, and a door from here leads to the hot tub. The home has four bedrooms and 4½ bathrooms.HALSTEAD EAST HAMPTON, LLC

Wood finishes, like those in the master bedroom and bathroom, were added to offset the modern interior with warmer, textural details.HALSTEAD EAST HAMPTON, LLC

The lower level holds three en suite bedrooms and an office. The furniture, towels and linens are included in the asking price.HALSTEAD EAST HAMPTON, LLC

The hot tub, off the master bedroom, looks onto the ocean. The home is listed with Timothy O’Connor of Halstead Property for $6.495 million.HALSTEAD EAST HAMPTON, LLC

The lower level was designed to accommodate summer guests, with a lounge that opens to the pool through sliding glass doors. ’You’ve got an ice maker, beverage center and everything you need to host a party outside,’ Ms. Scallon says. She added a 75-inch flatscreen television, ’so the guests don’t bother you,’ she adds with a laugh.HALSTEAD EAST HAMPTON, LLC

With its heated gunite saltwater pool, barbecue, outdoor shower and fire pit, the deck is a popular space with summer guests. ‘During Fourth of July, I have the most incredible view of the fireworks sitting on my lounge chair in front of the fire pit,’ Ms. Scallon says.HALSTEAD EAST HAMPTON, LLC

The couple has become accustomed to building out, then living in, different homes around Montauk. ‘Part of the beauty of having a design, build and construction firm is that you get to live in them, too,’ Ms. Scollan says. ‘Then you know what products work, what to stay away from, what to do more of for yourself and your clients.’ She and her husband are gearing up for their next project, she says.HALSTEAD EAST HAMPTON, LLC
